Real Estate Information

Regency at Dominion Valley is an active adult, gated golf course community developed by Toll Brothers, Inc. Located within the larger Dominion Valley master-planned development, the community offers resort-style amenities and an active lifestyle for residents age 55 and better.

Licensed real estate agents are welcome to bring interested clients to visit the Regency community. Agents are required to show a valid driver’s license to proceed through the gate. For more information, contact the Regency Clubhouse at 571-261-3335.

Please note that the Association and management office do not handle home sales, resale pricing, or real estate transactions. Prospective buyers should contact a licensed real estate agent or search local real estate listing services for information regarding available homes and pricing.

 

Real Estate Signs 

Real estate agents offering a property for sale or rent may place one sign in the front yard. The sign may not exceed four square feet in area, and it must be removed within one week following the sale or rental of the home.

 

Information for New Residents

  • New Homeowner Onboarding: New residents should email [email protected] to begin the new homeowner onboarding process and receive the required community forms and information.
  • Age Qualification: Regency at Dominion Valley is a 100% age-qualified 55+ community. All new residents are required to complete an Age Verification Form prior to occupancy. To obtain a copy of the form, email [email protected].
  • Gate Access: Existing gate transmitters/clickers should transfer with the home to the new owner. If the seller did not leave the transmitters/clickers, it is the responsibility of the new owner to purchase replacement transmitters or RFID stickers through the Clubhouse Office. Lease Policy 

Homeowners who lease their home are required to submit the following documents to the Management Office:

  • Signed lease agreement.
  • Age verification forms for all residents. Note that at least one occupant must be at least 55 years old. To obtain these forms, email [email protected].

Tenants must adhere to the same Regency Policies and Procedures required for homeowners. Any tenant taking advantage of the community’s amenities must schedule an appointment for a new resident orientation, at which time the tenant will receive a member card. Documents for Reselling or Refinancing a Regency Home 

Community Management Corporation, Regency’s management company, can provide the Owners Association and other community documents needed by the buyer and buyer's lender when purchasing a home at Regency. To find out about the available document packages, follow these steps:

  1. Go to www.cmc-management.com
  2. At the top of the page, click ORDER RESALE DOCUMENTS.
  3. The Refinance Statement of Account package and Lender Questionnaire document packages are described on the Community Archives page.

To place an order for these documents, follow these steps:

  1. Go to www.cmc-management.com
  2. At the top of the page, click ORDER RESALE DOCUMENTS.
  3. Scroll down to the Place an Order section.
  4. Click Community Management Corporation (VA).
  5. To create your free account, click Please click here to register.
  6. Follow the instructions on the page to complete your registration and click Continue.
  7. Enter "reg" in the search box and click on Regency at Dominion Valley in the search results.
  8. Choose the documents you need.
  • For home purchase, choose Resale Certificate Disclosure (VA) in the format you need.
  • For a standard home refinance form, choose Lender/Mortgage Questionnaire. If your lender requires a custom form, click the Custom Lender Questionnaire Document checkbox and follow the instructions on the screen to submit the custom form request. Then, email the form along with your order number to [email protected].

Note that Financial Updates/Statement of Accounts are ordered by settlement/title companies.
