Real Estate


Regency at Dominion Valley is a gated active adult golf community, developed and built by Toll Brothers.  The last new unit was sold in 2019.  Regency is nestled in the middle of the larger Dominion Valley neighborhood. 

Below is general resale information about buying or selling a home in our community.  Please contact a local realtor for more information. 


Contact the Regency Clubhouse Drive (Main) guardhouse for notification of moving trucks and related vehicles entering the community. The Bent Grass gate (back gate) is reserved for resident use only. 

If moving into the Greenbrier Condominiums, you must submit a signed Move In/Move Out Policy agreement to the management office and reserve the elevator prior to moving. Additional fees will apply.   

Real Estate Signs 

One real estate sign offering a property for sale or rent, not to exceed four (4) square feet in area may be displayed on a lot. Signs may only be placed in the front yard and must be removed within one week following the sale or rental of a home. 

Estate Sales 

An owner may have an estate sale and must fill out an Estate Sale Form, located here, with the management office prior to the estate sale.  The owner may not place any sale items outside of the home.   

One sign not to exceed four (4) square feet may be placed on the lot the day of the sale and must be removed promptly by the end of that day. The homeowner must provide the completed Estate Sale form to the guard house, prior to the Estate Sale start time.   

Lease Policy 

Homeowners intending to lease their home are required to adhere to Regency’s Lease Policy Resolution.  

Tenants are required to adhere to Regency’s Policies and Procedures just as a homeowner. At least one (1) person occupying the home must be 55 years of age or older. A copy of the lease agreement must be delivered to the management office.  Any tenant taking advantage of the community’s amenities must schedule an appointment with the Activities Director for a new resident orientation and obtain a member card. 


Contact the management office to obtain a current list of resale fees and monthly assessments. 

The master association assessments include care and upkeep of the common areas and amenities such as the clubhouse, indoor/outdoor pools, fitness room, tennis/pickleball courts, amphitheater, ponds, dog park, cable (4 HD set top boxes) and high-speed internet, and walking trails throughout the community. 

The single family attached homes have a Special Services assessment which includes replacement of roofs, gutter/downspouts, and driveways at the end of average useful life, landscape services to maintain current landscape, irrigation start up and winterization, exterior power washing and painting (every 6 years), trash and recycling removal, and annual termite inspections. 

The Greenbrier Condominiums have a separate assessment for the maintenance and upkeep of all building general common areas and the surrounding grounds, water for each unit, and trash and recycling removal. 

Single family detached homes have a separate monthly assessment for trash and recycling. 


Parking on the streets should be temporary and is reserved for resident's guests only. Owners and tenants should use their garages and driveways for parking.  

Boats, trailers, campers, motor homes, commercial vehicles, and other identified vehicles may not be parked or stored in open view.

Pet waste disposal stations can be found throughout the community.   A fenced dog park is located in Meyers Park.  All pets must be leashed or carried while in the common areas of the community.
